A Much-Needed Makeover

Fashion Centre is located on the lower levels of the Washington Tower office building. This upscale retail center needed an inviting and active entrance in this bustling neighborhood. By activating the exterior with street-facing shops, OMNIPLAN's design transformed Fashion Centre into an attention-grabbing shopping center. The 170 shops and restaurants are also now enhanced by modernized interiors, propelling it into the 21st century.

Updating a Prominent Retail Fixture

Listed among the top 20 performers in Simon Property Group’s portfolio, Fashion Centre’s renovation and expansion replaced the remnants of its original 80’s-era retail style with cleaner lines and modern fixtures.

Reviving a Regional Attraction

Fashion Centre at Pentagon City is Arlington’s largest enclosed shopping mall, one of many attractions throughout a collection of places known as the National Capital Region.

Glass and Metal Create Transparency

As part of the interior renovation, we added a second scenic glass elevator to decongest the escalators, which were also updated in expectation that they will remain the most popular way to move between floors.
Mass Transit Upgrades Increase Accessibility

Just moments from the nation’s capital at the nexus of the Metro Blue Line stop at Pentagon City and the Pentagon, a total of 1,000,000 SF makes Fashion Centre the prominent fixture inside a network of arterial commuter lanes along Interstate 395. Metro rail and bus systems are popular ways for visitors to commute to and from this historically significant downtown environment.
Activating the Street Level

The expansion included a two-level, 60,000 SF building and entry feature that activates the building's exterior and draws in diners and shoppers. It includes a 10,000 SF Matchbox restaurant, a Sugar Factory restaurant and candy store, a two-level, 27,000 SF Zara retailer that will be accessible from the street as well as the interior; and another retailer and a fast-casual restaurant that have yet to be announced. These restaurants create patio seating along the sidewalk at the entry as well as the sides of the main building.
