Woodall Rodgers Tower is a 165,000 SF, investment office building with 360-associated structured parking spaces. This office building sits on a one-acre city block adjacent to Klyde Warren Park in Downtown Dallas. Because of the restricted site area, the office space was required to be located on top of the parking structure. Instead of placing the parking below grade, OMNIPLAN designed the project to have a ground floor housing the building lobby, a bank with two drive-through lanes, and a restaurant with patio seating.

Levels two through eight are parking, and levels nine through seventeen are office. This solution created a taller building with greater presence on Woodall Rodgers Freeway, and maximized views for the office space (the lowest office level is nine floors up).
